Energy Performance Certificates
EPC’s are required for the sale or letting of all buildings as part of the final implementation in England and Wales of the European Directive 2002/91/EC on the Energy Performance of Buildings, which came into force on the 4th January 2003. Energy Performance regulations eventually came into force on 29th March 2007 through the Energy Performance of Buildings(Certificates & Inspections) Regulations 2007. MEES legislation introduced in 2018 has since stipulated minimum standards of energy efficiency for any let building.
The survey involves recording data about the size, construction and energy components of the building and submitting the information on line into a Govt. approved software programme which assesses the details and calculates the efficiency banding – between A (the highest or most efficient rating) and G (the lowest or least efficient); it also produces the actual EPC which gives advice and recommendations as to how the efficiency might be improved and what saving in energy costs would likely result.
Floor Plans
EPC Marketing floor plans have become an expected part of sales particulars in today’s property market; not only do they give and immediate impression of the features and layout of the accommodation, but also an estimate of the size in square meters. Furthermore the orientation of the building enables prospective purchasers to see at a glance how each room will benefit from sunlight at different times of the day.
Having a floor plan increases your chance of those viewing details through the Internet wanting to make an appointment to view.

Legionella Risk Assessments
Although not yet mandatory many Landlords are having Legionella Risk Assessments carried out as part of their Health & Safety approach to letting their property and Mike is able to help with this for residential properties; this provides peace of mind and enables the landlord to show tenants the findings which often have useful recommendations to reduce any risk posed by this threat.
